# 18 Years Las Brisas - Puerto de Andratx
The launch of Las Brisas in 2004, signified a new level of construction on the island and immediately attracted international high-profile wealthy clients who were drawn to the concept of an exclusive, secure community with its hilltop position offering panoramic views across **Puerto de Andratx** and the sea. Only 12 **exclusive villas** were built on the estate, which is spread over 85,000 m² (8.5 hectares), providing exceptionally large plots for each villa, that is impossible to reproduce in today’s market, and ensures privacy and tranquillity.
Says **Hans Lenz**, Managing Director, Engel & Völkers Mallorca Southwest; “Most of these villas are still in the hands of the original owners who would have a real challenge to find a comparable alternative in the island’s southwest today. Their remarkable prime position and sea views, their security combined with the sheer size of the villas, the quality of construction and plot sizes simply does not exist in the current market”.
**Classic Mediterranean style with modern features**
There is a revival of the **classic Mediterranean architecture** that is characteristic of **Las Brisas** throughout this area. The overall design concept combines the latest modern amenities and technology using natural materials such as wood and local stone of the highest quality. Many of the features that were regarded ahead of their time have now become standard for high end property. These include private cinemas, indoor swimming pools with a water cascade feature built into the natural rock, wine bodegas, gym areas, large garages finished to the same high standards as the interiors for up to 10 cars (one villa has a car turntable platform), underfloor heating, double-height ceilings and each villa is surrounded by expansive landscaped gardens featuring spacious green areas ensuring privacy between neighbouring villas.
**24 hour Security**
A major selling factor is the security of the development; there is only one road into Las Brisas, which is **guarded 24 hours**, and leads to wide streets with no exit surrounded by 12,000 m² of communal green areas.
Concludes Lenz; “The entire concept of Las Brisas and its features were previously associated with villas along the French Rivera, and the development marked a changing point in the perception of the island’s real estate potential. This market shift paved the way for the highly successful **Cap Adriano** development that offers an exclusive community in a prime location with views and proximity to the superyacht harbour of **Port Adriano**. Las Brisas remains a highly distinctive and established development that continues to retain its exclusivity and real estate value for decades to come”.
